South Austin Community Guide

“South Austin Texas is actually made up of a number of communities and neighborhoods. Many of these are planned developments or historic preWWII subdivisions. Some are historic while others are modern and geared towards the modern family. Just consider these communities when opting to buy South Austin real estate:

*Zilker Park/Barton Hills. Nestled on the oasislike Zilker Park this neighborhood is reminiscent of an earlier quieter era. 1970s ranch style properties and cottagestyle houses are the norm here and prices average at 250 000 although they can go from 200000 to 1000000. This community is bordered by MOPAC Town Lake Lamar Blvd and Oltorf. Residents of this neighborhood are close to Barton Springs Pool and right on the doorstep of many the bars restaurants and stores that dot both Barton Springs Road and Lamar Blvd.

*Dawson. This development was one of the first key projects in South Austin to be built just after WWII.

*Circle C Ranch. This 4000acre masterplanned luxury family community is friendly and inviting bordered conveniently by MOPAC Slaughter Lane Rt 1826 and Rt 45. Home sites boast lush trees and the community is rich with native grasses. Seasonal creeks a pool rollerblade/biking Veloway and golf courses provide natural beauty and recreation. Houses here are spacious at 2500 to 4000 square feet on average and many were built in the late 1980s or early 1990s so they boast mature lots but still plenty of modern amenities. The average price of a property here is 300000.

*Travis Heights. This mature neighborhood is nestled between Riverside Drive I35 Congress Ave and Oltorf. Here you will find a number of 1920s cottagestyle homes with some other home styles as well. Homebuyers love Travis Heights because stunning features including vintage detailing such as wooden doublehung windows high ceilings hardwood floors arched entryways and more are pretty typical here while they seem to have vanished from homes in most other areas of the country. Homes here tend to be a modest 8001500 square feet on average although some larger properties are also available. The character of the home is what draws homebuyers. Travis Heights also tends to be quite affordable with prices starting in the 200 000 range. If you want charm and coziness without a huge price tag this might be the community for you.

*South Congress. This is the hip trendy area of South Austin. SOCO as it is commonly known is bordered by Travis Heights Congress Avenue Lamar Blvd and Oltorf. In the past decade South Congress has really blossomed and now boasts tons of funky shops restaurants and hip music venues. On the first Thursday of each month this community is transformed by a street fair that lets locals and visitors sample an array of live music food crafts and drink. Like Travis Heights homes here tend to be 1920s style and modestly sized but packed with exciting details. Some loft communities have also sprung up in the area.

*Western Oaks. This community is bordered by William Cannon MOPAC and 290 and boasts a number of newer houses as well as more mature ranchstyle houses. It is located South of William Cannon between MOPAC and 290. The feel of this community is largely suburban and many homebuyers are attracted by the familyfriendly environment. There is easy access to shopping and major services on the nearby Brodie Lane and Oak Hill. Property prices begin in the 150 000s which is another reason why Western Oaks tends to be a top pick for younger families and firsttime buyers.

*St. Edwards. This community surrounding St. Edwards University is similar in feel to South Congress but costs less making it an attraction for homebuyers. Local artisans and creative types mean plenty of art stores cafes studios and music venues to entertain and delight. Many of the homes were built between the 1950s and 1960s and are either recently renovated or are undergoing renewal. Many properties are below 200000 making them a great value for new homebuyers.
