			<content:encoded><![CDATA[<p>Real Estate Investing &#8211; The Perfect Scenario</p>
<p>Most people havent got a clue when it comes to investing. I used to fit in that category. The part is that you dont have to be because there are people out there to teach you. One of the directions I found is Real Estate. The market across the country is prime for investors right now. Some areas are a little more prime than others. Colorado seems to be leading the curve for the rest of the nation so I will focus on the Denver area for the purpose of this article.</p>
<p>The foreclosure rate seems to be out of control in most areas; bad for mortgage companies and general consumers; good for investors. In the Denver area we having been seeing a record amount of foreclosure filings; approximately 500 100 per week. The two types of investments are flipping where the investor buys a property at a severely reduced price and does a little cosmetic or repair work and then sells it for a profit. Im sure you may have seen the TV shows dedicated to the professionals in this arena and rental properties. </p>
<p>Flipping:</p>
<p>In my opinion the flipping type of investment should be left to the professionals. They should and in most cases are very experienced in the art of finding the perfect house repairing and dressing it up to sell at a competitive price in a short amount of time. Usually they can estimate down to the penny however there may be some unforeseen issues with the house that could knock their margin completely out of line. Plus in a slow sellers market the price may have to be very low in order to get it sold quickly.</p>
<p>Rental:</p>
<p>I like the thought of rental properties right now. For every foreclosure there is a person and/or family in need of a place to live. Therefore the rental market is gradually increasing. These families are most often good people who pay their bills on time but got caught up in the mortgage fiasco of ARMs interest only and Neg Am products that were introduced to the public a few years ago. These people were sold something that they did not understand and then got whacked by a huge increase in their payment. Most of these people are going to be looking for housing comparable to what they just left but in a more affordable realm. When a foreclosure is filed by a mortgage company the home owner has a couple of options; they can work to get the payment together a continue to move forward; they can try to refinance but with the mortgage guidelines being revised its much more difficult to get a loan; they can walk away and let the bank foreclose usually leaving the house in shambles; or they can negotiate with the bank for a shortsale. This is my favorite. </p>
<p>A shortsale could be the investors best friend. The seller just wants to get out and the bank just wants to get as much as they can a foreclosure costs the bank a ton of money. The investor steps in makes an offer and purchases the house at a discount from the true market value and then with minimal repairs and/or changes is able to put it up on the market as a rental. The housing market will turn we have already seen a little evidence of it here in Denver and in a couple of years or so the equity will be at a point where selling the home makes sense. The investor makes a profit and moves along to the next opportunity.</p>
<p>Having a professional Realtor who is experienced in investment properties is critical to the process. There are certain nuances to investing in Real Estate. Time frames are an aspect of shortsales that most people dont expect. Sometimes a bank can take up to several months to approve the acceptance of a proposed payoff although if the process is followed a much shorter timeframe can be realized. Knowing how to structure an offer to get it accepted by the bank is also very important. </p>
<p>Here in Denver the investment opportunities are huge. Im sure the rest of the country will soon follow if they are not already there. Real Estate is still one of the most solid investments that exist; if it is done correctly.</p>

<p>Successful <a rel="nofollow" href="http://www.realestatedirectories.com/ " title="real estate listing"><strong>real estate listing</strong></a> needs careful research loads of attention and clear understanding of terms that are used in the ongoing real estate industry. Understandably from last two articles we have constantly putting an effort to make our readers smarter when it comes to knowing the correct usage of real estate terminology. This new article contains few more words and their exact meaning. Lets take a brief look on the following words that mean a lot in real estate industry:</p>
<p><strong>Commission:</strong> It is a percentage of the sale price of a property that has to be given to a real estate professional as a fee for his or her services for negotiating the transaction.</p>
<p><strong>Condominium</strong>: a kind of property ownership in which a person owns a unit usually in a multiple complex. In this arrangement a condominium owner shares responsibility of common areas.</p>
<p><strong>Conventional loan:</strong> A kind of loan given by a private organization usually no guaranteed by the U.S. government.</p>
<p><strong>Cooperative Coop:</strong> In this arrangement a group of people buy a collective infrastructure and then each one is allowed to live in a specific unit of that collective possession.</p>
<p><strong>Credit history:</strong> A record that states the individual&#8217;s debt payment. Lenders use this statement before providing adequate loan amount to the borrower.</p>
<p><strong>Credit report:</strong> A report that states all debts including past and present and the timeliness of their repayment; a summary of an individual&#8217;s credit history.</p>
<p><strong>Debttoincome ratio:</strong> A ratio that compare gross income to housing and nonhousing expenses. According to the provisions of the U.S. government it should not exceed over 29 of monthly gross income.</p>
<p><strong>Deed:</strong> A contract that notifies the transfer of property from the seller to the buyer.</p>
<p><strong>Deedinlieu:</strong> A contract provided to the lender to pay the debts especially to avoid situation like foreclosure.</p>
<p><strong>Default:</strong> A situation in which the borrower fails to pay his monthly mortgage payments in a timely manner to meet his mortgage promise.</p>

<p>The concept of property renovation is becoming more and more popular. For many people seeking a dream home in the sun carries along mental images of a home with character history and of course large and wellestablished gardens surrounding the property where of course renovation is a new revolution a new plan or frontier to conquer.</p>
<p>Older properties that are accessible for sale may often come with several benefits such as the property may be located within a peaceful scenic village setting but still very close to urban facilities and convenience. And the property may already be well established with flowering gardens enriched with mature fruits vegetable gardens grape vines even evergreen and other trees.</p>
<p>The place size and condition of the lot on which the property is built add greatly to the property value but unfortunately many properties available for sale have long been neglected just crying to get renovated. So for proprietors who have plenty of time energy patience and commitment property renovation offers immense opportunities with sleeves rolled up and good old fashioned elbow grease or subcontractors.</p>
<p>Properties in need of renovation are frequently for sale well bellow their true market value because they generally need a lot of work inside and / or outside. The location of renovation property directly within a nice area can add greatly to its final market value as this renovated value will be far more than the old value before remodeling. <p> Check how long the property has been on the market either for rent lease or for sale. Basically if the property has been in the market for at least several months only then you should consider renovating it.</p>
<p> In older property buying you should be prepared for anything. You can renovate with new construction or simply by just refurbishing older structures like falling walls creating renewed property that can be sold at much greater profit than it was before.</p>
<p> Depending upon the property under consideration you should consult with the home remodeling and renovation specialists like roofers timber and damp are like after a hurricane specialists and electricians. Of course the less they charge for quality renovation work on your projects the better you and your wallet will benefit.</p>
<p> The extent of renovation often depends upon the date of the establishment of the property. In other words how many days it is been vacant and run down? Today everything needs to be modern and more high tech so you need to renovate it according to today&#8217;s power and other utility and system&#8217;s standards to spec. Of course you can leave this job up to architects and other specialists and planning department heads or for another time when it will be affordable to you.</p>
<p> When you have made your mind to renovate a property keep in mind a popular phrase &#8220;It cost twice as much as it thought it would.&#8221; Then manage your budget and build in some contingency.</p>
<p>Property renovation is probably the best way to go if you want to own lavish homes at reasonable prices. Plus it is an option to be considered if you wish to hold multiple properties as it can even give you a reasonable break from property taxes.</p>
<p>Other ideas to think about with regards to property renovation are first if have inherited some property it is best to renovate it in case you want to put it up for sale in the real estate market. And you may even want to renovate your own home just to make look good. Go for it!</p>

<p>The French region<a rel="nofollow" href="http://www.sextantproperties.com/paysdelaloire"> Pays de la Loire</a> is located in western France along the Atlantic Ocean. <p>Begin by visiting Laval a beautiful medieval city Gurande a small walled town which is well known for its salt flats. Baug and its 15th century castle the 17th century apothecary of the Hotel Dieu are also of great interest.</p>
<p>The Cote d&#8217;Amour and the Jade Coast offer several fine sand beaches and caves to explore and they host the cities of La Baule Le Pouliguen Le Croisic Pornic and Pornichet.</p>
<p>La Baule is a seaside resort with expensive hotels and an 8 kms fine sand beach.</p>
<p>Le Croisic is more interesting and touristy with its fishing port at the end of the peninsula and its splendid old villas. The city used to be a worldwide supplier of salt.</p>

<p>A Notary Public is essential when buying or selling Paraguay real estate. The Notary Public is responsible for obtaining the certificates necessary for preparing the Transfer of Deed the tax clearance from the municipality; Cadastre or Zoning Certificate from the National Service of Cadastre; NonEncumbrance and Free Disposability of Assets from the General Direction and the Tax Compliance from the Ministry of Finance. The fees for this service vary and could be anything between 0.75 to 2 of the value of the property and the VAT due is 10. </p>
<p>After getting the Transfer of Deed notarized a Municipal Tax of 0.2 0.3 of the property cost has to be paid depending on the location of the property. The final step is registering the documents that are notarized at the Public Registry by the Notary Public. A fee of PGY 200000 US36 has to be paid towards registration and PGY 187000 US32 towards Adminitrative expenses. The Judiciary Tax is 0.74 of the value of the property. The whole process of purchasing and registering a property could take about 48 days to complete.</p>
